Before you renovate: a planning checklist

The questions worth answering before demolition starts, from permits and services to living on site during works.
Renovations are rarely delayed by design. They are delayed by surprises: hidden services, missing approvals or a sequence of works that does not match how the owners are living in the property.
Understand what you have
Start with a survey of the existing space, including its structure, plumbing and electrical services. Knowing what can move, and what is expensive to move, shapes every later decision.
Check the rules early
Depending on the scope, works may need permits from the local government unit, and condominium or village associations usually have their own requirements for working hours, deliveries and contractor access. Confirm these before the programme is fixed.
Set priorities, not just a budget
- List what must change, what would be good to change and what can wait
- Keep a contingency for conditions discovered after demolition
- Decide early whether you will stay in the property during works
Plan the sequence
Phasing the work room by room, or completing wet areas first, can make a renovation far easier to live through. A clear sequence also helps contractors price the work accurately.
